Energy Performance Certificate (EPC)

Energy Performance Certificates are intended to help improve the energy efficiency of buildings, cut carbon emissions, tackle climate change and allow prospective tenants make an informed choice before signing a contract. EPC’s are produced alongside a report which suggests improvements to make a building more energy efficient. They provide an 'A' to 'G' rating for the buildings energy efficiency ('A' being the most energy efficient and 'G' being the least). A more energy efficient home can be more attractive to prospective tenants whilst helping to reduce the overall cost utility bills.

All rental properties with a new tenancy in England and Wales are required by law to have an Energy Performance Certificate, while an EPC is not required when just renting a room with shared facilities. EPC’s are valid for ten years for rental properties.
