Student Property Services

A summary of the property services that we include within our percentage fee are listed below.

We do not charge anything extra for these services. If you require any maintenance work, safety checks, EPC's or even rent guarantee insurance then we can arrange this separately at cost price to us and with no additional fee.

Summary of Services

Lettings Only

  • Visit your property and estimate correct rental value.
  • Market your property until a suitable tenant is found.
  • Advertise and promote your property on our website.
  • Proactively search for suitable tenants.
  • Wherever possible, accompany viewings.
  • Interview and assess the suitability of proposed tenants and undertake tenant reference and background checks.
  • Confirm new tenants after discussion with you.
  • Arrange for an EPC to be prepared for the property (this does not include the cost of the certificate).
  • Prepare and, as necessary, sign the Tenancy Agreement.
  • Collect any agreed deposit and arrange for it to be lodged with the appropriate Deposit Protection Scheme as required by Law (if applicable).
  • Collect initial rent and forward it to you after deduction of our fees.
  • Process tenant’s security deposit return (if applicable).

Lettings and Management (In addition to the above)

  • Provide standing order for tenant to pay regular rental payment.
  • Check tenant into property.
  • Arrange and prepare an Inventory and Property Condition Report.
  • Produce a Tenant and Property Information Pack providing information to help your tenant settle in.
  • Inform utility providers and Authority of new occupation (if utilities are not included in rental).
  • Collect rent on your behalf and remit the net rent to you minus fees with regular statement.
  • Chase and deal with rent arrears, if necessary (this does not include the issue of County Court Proceedings).
  • Routine management visits to check the condition of the property and organise essential repairs or maintenance on your behalf during the tenancy.
  • Be the primary contact for the tenant 24 hours a day and deal with issues arising.
  • Make application for HMO Licensing should this be necessary for your property (available at an additional cost).
  • Review the rent and re-let the property prior to the expiry of the Tenancy with a view to minimising vacant periods and to endeavour to ensure that you receive the optimum return for the property.
  • Check tenant out at the end of the Tenancy.
  • Provide a report on the tenant vacating property with regard to the condition and Inventory.

We offer many additional property and lettings services should you require them. Please note that this is not a complete list of the services we offer as we are working towards adding more to the site.

Certificates

In accordance with current safety legislation certain safety certificates need to be obtained for the property. The certificated required will depend on the size and type of property, together with its age.

Fire and Safety Regulations

In addition to the legally required certificates, all soft furnishings in furnished or partially furnished property must comply with current fire resistance requirements. Smoke alarms should be installed at the property and must be in working order together with certain other fire and safety equipment. Finally it is necessary to perform regular safety checks which we can help with.

Inventories

A good inventory will document the condition of the property and contents at the time the tenant takes possession. We include this service within our 'Lettings and Management' fee.

Property Maintenance

We can arrange for any work or repairs involving your property and will agree with you in advance an arrangement for this.

Insurance

Please ensure that there is insurance cover in force in respect of buildings and contents, if applicable, and that the insurer is aware that the property is available for letting.

Lettings and Management

Our lettings service includes us taking an initial look at your property and contract and clearly explaining how you can get the most from your property investment.
